Roof Replacement You Can Count On
If your roof is past the point of repair (usually after 20 to 25 years, or after a bad storm), a full replacement is the smart call. We install premium GAF architectural shingles like the Timberline HDZ line, plus Class 4 impact-resistant shingles that stand up to Minnesota hail. A lot of homeowners don’t realize this, but Class 4 shingles usually earn you a discount on your homeowners insurance somewhere between 10 and 30 percent. Over a few years, that discount often covers the upgrade cost by itself.
Here’s what a Bormann Brothers roof replacement includes:
- Full tear-off down to the decking
- Deck inspection and repair if we find any rot or soft spots
- Synthetic underlayment
- Ice and water shield along the eaves and valleys (6 feet up from the wall line, which is what Minnesota code requires)
- New drip edge
- New flashing around chimneys, skylights, and any roof penetrations

Roof Repair & Reroofing
Not every roof needs to be replaced. If your roof is under 15 years old and the damage is limited to a few spots, a targeted repair is usually the smarter move. What we see most often on repair calls:
- Missing, curling, or cracked shingles
- Leaks around chimneys, skylights, or vent pipes
- Failing flashing where the roof meets a wall
- Ice dam damage along the eaves
- Attic ventilation and moisture problems
- Storm damaged shingles from hail or wind
A lot of quick-fix roofers will patch the symptom without figuring out what actually caused the leak. That’s how you end up calling somebody back two years later for the same problem. We take the time to find the real source before we touch anything.
Reroofing (installing new shingles over your existing roof) is another option in the right situation. It only works on a structurally sound roof with a single existing layer, but when it fits, it can extend your roof’s life at a lower cost than a full tear-off. We’ll tell you honestly when it’s a good option and when you’re better off replacing the whole thing.
Storm or Hail Damage? We Handle the Insurance Claim
Minnesota storms don’t play around. Hail season runs from April into September, and one bad supercell can wreck roofs across an entire Farmington neighborhood in a single night.
